The decisions that happen before anyone digs
Most of what determines whether a new fence lasts around here is settled before a single hole is augered. Material, the detail at ground level, setback, and who is actually allowed to build on a given line all get decided in a week of phone calls and one afternoon of measuring. They are cheap to change at that stage and expensive to change once posts are sitting in concrete.
Four questions worth answering first
- Where does the property line genuinely run? Not where the old fence stands, and not where a neighbour believes it stands. Old fences drift over decades.
- Is there an architectural review to satisfy, and what does it specify: height, material, colour, which face points outward?
- What does the ground do on this particular lot? Slope, the drainage path after a heavy rain, and whether the base of the fence will end up sitting in standing water.
- What is buried along the route? Gas, power, communications, irrigation, and a lateral field if the property predates the sewer connection.
Material is really a maintenance schedule
Cedar, treated pine and vinyl all hold up in central Oklahoma. Where they differ is in what each asks of an owner across fifteen years, and in how each behaves when clay underneath swells in April and shrinks in August. Choosing one means choosing which upkeep routine to live with, and that is worth thinking through honestly rather than deciding on the spot during an estimate.
Timing the build
Ground conditions set the calendar more than any other factor. Clay is unworkable while saturated and nearly unworkable once it bakes hard late in summer. Late spring, after the soil drains, and early autumn are the two windows when holes cut clean and concrete cures without a fight. Locate tickets expire, so requesting them far ahead of a build that then slips means paying the waiting period twice.

Three materials, three different bills
The comparison most people make is the number on the estimate. The comparison that decides satisfaction is that number plus everything the fence asks for over the following fifteen years, in a climate with wide humidity swings, hard sun from June through September, and subsoil that lifts and drops with the season.
Western red cedar
Cedar's real advantage is dimensional stability. It holds shape through wet and dry cycling better than pine does, which shows up as fewer cupped boards and less twist along a run by the second summer. Its heartwood resists decay with no chemical treatment involved. The catch is that decay resistance lives in the heartwood, and plenty of what gets sold as cedar fencing carries a share of pale sapwood with none of that protection. Sort the stack on delivery day, or ask what grade the quote assumes.
Cedar left to itself weathers to grey. That is a finish, not a failure.
Treated southern yellow pine
Pine is stronger and cheaper, and treated stock handles buried and near-ground use in a way cedar heartwood only approaches. What it does poorly is stay flat. Treated lumber arrives wet with preservative solution, and as it dries through a first summer it moves: boards cup away from the sun, and rails can twist hard enough to back fasteners out. Building in pine means accepting some sorting up front and some board replacement in year two.
For anything set in the ground, the treatment rating matters far more than the species argument, since that piece lives in the wet clay.
Vinyl
Vinyl trades the maintenance question for a rigidity question. It never needs a finish and it will not rot, which suits an owner who does not want a recurring chore. It is also the least forgiving of ground movement, because the panels form a rigid system. When a post shifts, a wood fence absorbs the difference in its fasteners while a vinyl fence answers with a visible gap or a bind. Deeper holes and more concrete are the remedy, and that cost belongs in the comparison from the start.
Colour matters more than buyers expect. Dark vinyl runs hot through a July afternoon and expands more across a long straight run.
Matching the material to the lot
A shaded north side with slow drainage is a different problem from a west-facing run that bakes for eight hours. Wet shade rewards heavier ground treatment and airflow at the base. Full exposure rewards stability under thermal cycling. Where one property has both conditions, which many do, build the shaded stretch for the wet case and carry a slightly heavier specification across the whole job rather than mixing two systems along one line.

The bottom six inches decide the lifespan
Fences rarely fail at the top. They fail in the narrow band closest to the soil, where moisture wicks upward, dirt piles against the boards, trimmers throw grit, and nothing ever dries out quickly. Any detail that keeps timber clear of that band buys years. A gravel board is the simplest version of the idea: a sacrificial horizontal member along the base that absorbs the abuse in place of the pickets.
What it actually does
- Holds picket ends clear of soil so exposed end grain is not parked in moisture.
- Absorbs string trimmer damage that would otherwise chew away picket bottoms.
- Retains mulch or a small grade change on one side without loading the pickets themselves.
- Comes out and goes back in an afternoon when it finally gives up, with no dismantling above it.
Concrete, treated timber, or nothing at all
Concrete boards will not rot and suit runs where soil is banked against one side. They are heavy, the posts have to be slotted or bracketed to receive them, and on a lot with active clay a rigid base can crack when the ground lifts unevenly beneath it. Treated timber boards rated for burial rather than above ground use are the common answer: cheaper, simple to swap, and tolerant of movement. The third approach, running pickets straight down to grade, is what most builder-grade fences do, and it explains why so many of them show rot along the lower edge around year seven.
Clearance and drainage in heavy soil
Red clay sheds water slowly. Whatever reaches the base of a fence tends to stay there. Two inches of air under the pickets is a reasonable starting point, and more where ground falls toward the line. On sloping ground, step the fence instead of raking it: a stepped run keeps every board the same distance above grade, while a raked run walks one end down into the dirt.
Pay attention to what the sprinklers do. A head aimed at the base will soak that stretch every other day all summer and quietly undo the entire detail.
About the gap underneath
A visible space under a fence bothers owners of small dogs. The answer is not to bury the fence deeper. Options that keep timber dry include a wire apron pinned flat on the inside face, a strip of landscape edging set below the board, or letting the gravel board itself sit an inch or two into the soil, since that piece exists to be given up. Any of those costs less than replacing forty pickets that rotted upward from their ends.
Permits and Utility Locates Before a Fence Goes In

Two separate obligations, often confused
City permitting and utility locating are different systems run by different people, and satisfying one does nothing for the other. A municipality cares about height, setback, sight triangles at intersections, and recorded easements. The locate service cares about nobody driving an auger through a gas main. Both belong ahead of the first hole, and neither takes long when started in the right sequence.
The city side
Rules vary by jurisdiction and by zoning district within a jurisdiction, so the useful move is calling the permitting counter with the address in hand rather than trusting what a neighbour got away with in 2014. Worth asking on that call:
- Is a permit required at the height being planned, and does the answer change for a corner lot?
- What height is allowed in a front yard as opposed to a rear yard, and where exactly does the boundary between them fall?
- Are there recorded easements crossing this parcel, and what is the rule about building across one?
- Is a site plan needed, and will a plat with the fence line drawn on it be accepted?
Easements catch people out. A utility easement along a rear boundary usually does not forbid a fence outright, but it does mean the utility may remove a section to reach its equipment and is under no obligation to put anything back.
The locate side
Oklahoma requires notification before excavation, and post holes count as excavation whether they are augered or dug with a shovel. The request goes to the state one-call centre, member utilities mark their facilities using the standard paint and flag colour code, and a waiting period runs before digging may begin. Tickets stay valid for a limited window, so filing three weeks ahead of a build that slips simply means filing again.
Those marks cover public utilities up to the meter and no further. Anything a homeowner or a previous owner installed goes unmarked: irrigation mains, low voltage lighting, a gas run out to a grill, a pool pump feed, a septic lateral. Those get found from memory, from an as-built drawing, or by opening the first foot of every hole carefully by hand.
The line itself
Neither process tells anyone where a property actually ends. A survey does that. Where a fence lands on or near a boundary, a current survey with the pins located is the only document that settles the question, and setting posts a few inches inside a known line costs far less than relocating a finished fence after a complaint.
